Hagley Road Site

We’re working with partners to build 52 affordable homes at Hagley Road in Edgbaston – and the homes will include a range of environmental features such as living roofs.

We have purchased the site from Calthorpe Estates and have commissioned WB Property Group to build the homes for us.

The environmental features will include living green roofs across the apartment blocks, solar panels on the townhouses, sustainable drainage, tree planting to encourage biodiversity and pedestrian routes throughout the development.

It will be made up of ten townhouses and 42 apartments. Five will be available for affordable rent, and the rest will be rent-to-buy – giving customers the chance to pay a lower rent while saving for a deposit to buy their home later.

Our Executive Director of Development, Nick Byrne, said: “We’re thrilled to have secured the Hagley Road site in Edgbaston as it means more affordable homes for people living locally.

“We will be working with WB Property Group Limited to build 52 homes at the scheme which will be 100 percent affordable.

“The development will make a real difference for people who need an affordable home in Birmingham, and we’re excited that it includes features that care for the environment too. It’s been good to work with partners so far on the site and we’re looking forward to continuing our work with WB Property Group limited when work starts in a few weeks.”

The location is ideal – just three miles from Birmingham city centre and close to major routes, making it easy for our customers to stay connected.

Steve Wilkes, Construction Director at WB Property Group, said: “This is one of the most exciting schemes we’ve been involved with to date. It sets a new standard for affordable housing – the architecture, the sustainability, the placemaking, it’s all exceptional.

“We’re incredibly proud to be working with Citizen and delivering what we believe will become the benchmark for sustainable regeneration and brownfield development in Birmingham.

“With contracts now exchanged and mobilisation underway, we look forward to bringing this ambitious and socially impactful scheme to life.”

The site was sold to us from Calthorpe Estate – a property investor and developer – by Knight Frank.

Ralph Minott, from Calthorpe Estate added: “This is an exciting milestone for a prominent site on Hagley Road, marking over a decade in bringing this prime Edgbaston opportunity forward.

“From the early guidance of Birmingham City Council planning on scale for much-needed new homes, Calthorpe Estate commissioned architects Bond Bryan, who working closely with Knight Frank on specification and mix, developed a well ordered and impressive design, which was applauded at planning committee when returning unanimous planning approval in November 2024, importantly including onsite affordable homes.

“Knight Frank led the marketing to secure a buyer with the capability and ambition to deliver a high-quality scheme, concluding terms for sale to Citizen in partnership with WB Property Group. This partnership strongly aligns with our long-term vision for the estate, ensuring the integrity of the approved design is maintained, in a sustainable scheme offering homes responsive to local demand of Edgbaston communities.

“We look forward to seeing this scheme come to life and make a positive, lasting contribution to the area.”
