New milestone reached in our regeneration of Spon End

We have reached the next major milestone in the regeneration of Spon End, with contracts now exchanged with The Hill Group.

This means construction can officially begin on the first phase of new homes.

Spon End is a huge regeneration project for us and more than 750 homes will be built across three phases, transforming the area and creating modern, energy efficient homes for local people.

To date, 158 homes have been demolished at Kerry House, Milestone House and Trafalgar House and 257 homes will be built in their place. Of these homes 205 will be social rent homes and 52 will be rent to buy homes which are initially let at an intermediate rent of 80% of the market rent and can be later purchased.

Our Executive Director of Development Nick Byrne said: “We’re thrilled to have reached the next milestone of our major regeneration project in Spon End. The exchange of the contracts now means that work can start in earnest building affordable homes at the site.

"To date we have demolished 158 homes at Spon End and it’s great to see that we are now well on our journey with the first phase of this project.

“We’ve been working hard with our partners behind the scenes over the last few years on this regeneration project which will transform the area by providing more energy efficient affordable housing, increase the area and quality of green open space and open up the area of the River Sherbourne.

“We’ll be working on the wider project over the next 10 years and have worked with the community to ensure that their priorities and feedback have influenced our plans for the area. We’re looking forward to seeing the work progress on the site over the next three years.”

The homes in the first phase will be one and two-bed flats and these are due to be completed for customers between late 2028 and mid 2029.

Regional Director at The Hill Group, Stuart Bale, said: “We’re delighted to have signed contracts with Citizen to deliver the first phase of this exciting regeneration project in Spon End. The project represents a real opportunity to create high-quality, energy-efficient homes for local people, and we’re eager to get on site and start construction. We look forward to working closely with Citizen and the community to bring these homes to life."

Spon End Demolition

Councillor Naeem Akhtar, Cabinet Member for Housing and Communities at Coventry City Council, added: “We still have a real need for good quality and affordable homes for local people, so I’m delighted that this building work can get underway. 

“I was at the site when demolition work started, and I’m impressed at how quickly this has been completed. The new energy efficient homes will make a massive difference in the Spon End area and help us in our aims to improve the wellbeing of local people.”

Councillor Jim O’Boyle, Cabinet Member for Jobs, Regeneration and Climate Change, said: “It’s great news that work is set to start at Spon End.

“Not only will these new homes be energy efficient with more green space, they will also be within walking distance of the city centre. So, great new homes, in a great location. Great news for Coventry.”
