Spirit Quarters, Coventry

The regeneration of Spirit Quarters is delivered in partnership with Moat House Community Trust, Coventry City Council and Keepmoat Homes.

The housing regeneration of Spirit Quarters began in 2010. Since then, we have:

 

  • demolished around 500 existing homes

  • built over 1000 new homes

  • invested and improved over 1300 existing homes

  • made improvements to the wider environment and public open space with new play areas

 

Thanks to our thriving partnership with Moat House Community Trust, we were also able to deliver regular community activities throughout the year and offer new job and training opportunities

Manor Farm Estate

Part of our work improving homes includes our award-winning scheme at Manor Farm Estate. We worked with partners to transform 360 homes and redeveloped the surrounding areas.

Regeneration progress in Spirit Quarters

We’re now in Phase 6 of the regeneration project – the final stage. This phase will see 191 new homes built across three main sites and one smaller site, along with the demolition of 174 existing homes.

 

Over summer 2024, we spoke with the community about Phase 6 before submitting a reserved matters application to the local planning authority. We’re pleased to share that planning consent has now been granted.

 

We’re currently working with our developer partner, Keepmoat Homes, who plan to start building the new homes in autumn 2025.

Wyken, Coventry

We’re redeveloping two sites in Wyken and demolishing two tower blocks to make way for up 63 modern, affordable homes.

River & Open Space

Spon End, Coventry

Over the next 10-12 years, we’ll be redeveloping key areas in Spon End so we can build 750 new, comfortable homes which are energy efficient.
