Planned maintenance on your home

Our planned maintenance programme means we keep your home safe, modern and comfortable by regularly upgrading it.

Planned maintenance works are different to our day-to-day responsive repairs, and are designed to help us keep our homes modern, safe and comfortable long term.

These will include things like:

• replacing bathrooms
• installing new kitchens fitting new windows and doors
• painting communal areas
• fitting new roofs.

Over the next five years, we’ll be investing £352m in improvements to our homes.

Before we decide which homes we’ll be carrying out our planned maintenance works on, we do a stock condition survey. This helps us review the conditions of our homes.

If we need to come by to do a stock condition survey of your house, please do let us in as this will help us plan our future works programme and ensure your homes is modern and comfortable.

If we’re planning to work on your home, we’ll be in touch in advance to let you know what we’re planning, when it’ll happen and how long it will take.

Before we get started, we'll speak with you about the work we're planning to do, and give you a chance to ask any questions.

We’ll also provide you with a detailed guide to the works we’re planning, so you have a paper copy. This will include a contact number, so you can ring us at any time.

Next, one of our contractor will come by for a visit to have a look at where the works need to happen, and check any special requirements you might have.

If you’re having a new kitchen installed, a designer will talk to you about the layout, and give you some options for colours and finishes that you’ll be able to choose from.

We’ll carry out the planned maintenance works on your home within the timeframe we’ve agreed – if we think it’s going to take longer, we’ll let you know.

Our contractors will make sure that any mess made during the day is tidied up before they leave, and we’ll carry out inspections where required, including during the work.

Afterwards, you can ask us to visit to do a final inspection, and we’ll ask you to sign to confirm the handover of the work.

If you’ve got any concerns, we’ll talk them through with you and work out solutions to any problems. We’ll also give you the chance to ask any questions.
