If you live in a shared building, we’ll regularly do Fire Risk Assessments (FRAs) to check that all smoke detectors, fire alarms, fire doors and other fire safety measures are in good working order. How often we carry out a FRA depends on the type of building.

Typically, the timeframes are:

  • high-rise or high-risk buildings - every year
  • mid-rise blocks - every two years
  • low-rise buildings - every three years
How often a Fire Risk Assessment (FRA) is carried out depends on the building’s risk level and the needs of the people living there. For example, a retirement living scheme under two storeys may be assessed every year because of the support some residents might need in an emergency. Our Building Safety Officers also do regular block walk arounds and review any fire risks along with our procedures for preventing and reporting fires.

If you live in a shared building, we’ll check your doorset every year to ensure it’s still safe, including the door, frame, hinges, handles, screws, locking devices and closing device. We’ll be checking things like:

  • is the door in good condition?
  • does the door open and close back to a fully closed position?
  • are all screws and present in the hinges?
  • is the door visibly damaged in any way?
  • have there been any changes made to the doorset?

If there’s been a fire in your block, we’ll send a letter to you and your neighbours explaining the cause and giving advice on preventing future fires. We’ll:

  • give more information about the cause of the fire (where provided by the fire service)
  • share everything we’ve learned from the fire to help minimise risk in the future
  • offer support to you and your neighbours to create a safer living environment
  • provide drop-in sessions and online support for people with questions
  • encourage anyone who’s interested to join groups to talk about fire and building safety – such as the high-rise living forum.
