We are looking for an experienced and driven Senior Estates Manager to lead the delivery and continuous improvement of our external estate services across a diverse social housing portfolio.
This is a strategic leadership role responsible for managing a large team of field-based Grounds Maintenance Operatives and Vehicle Based Operatives- overseeing grounds maintenance, external cleaning, bulk waste removal, void clearances, and final void cleans. You will ensure our estates are safe, clean, and welcoming for customers, while maintaining high standards of quality, compliance, and customer satisfaction.
You will drive operational performance, efficiency, and value for money, leading service improvements that enhance the customer experience across our communities.
We’re looking for a confident leader with a strong track record in estates, facilities, or operational management within social housing or a similar environment, with experience of leading dispersed frontline teams and delivering high-quality customer-focused services.
Position: Estates Maintenance Manager
Salary: £56,385
Location: Torrington Avenue, Coventry, CV4 9AJ
Hours: 37 hours a week, Mon to Thurs 8am to 4pm & Fri 8am to 3.30pm
Key Responsibilities:
- Ensure customers live in clean, safe, and well-maintained neighbourhoods by overseeing grounds maintenance, cleaning, waste removal, and void property services.
- Lead Estate Services teams across Coventry, Birmingham, Worcester, and Hereford, setting high standards that improve the customer experience.
- Maintain strong health, safety, and environmental compliance to protect customers, colleagues, and communities.
- Respond quickly to service issues, defects, and customer concerns, ensuring effective resolutions.
- Work closely with Housing Officers and Neighbourhood Managers to meet customer needs and improve local environments.
- Deliver value for money through effective budget management while maintaining high-quality services.
- Lead initiatives to reduce bulk waste, improve estates, and promote sustainable communities.
- Drive continuous improvement, monitor performance, and report on service outcomes, productivity, and customer-focused efficiencies.
- Able to produce high level detailed reports
Qualifications and experience:
- A CIH Level 4 qualification (or willingness to work towards it)
- IOSH/NEBOSH or equivalent Health & Safety qualification
- Significant senior management experience leading large, multi-disciplinary teams
- Strong leadership and motivational skills with a collaborative approach
- Experience managing multiple priorities in a fast-paced environment
- Excellent organisational skills and the ability to adapt to changing workloads
- Strong reporting and analytical skills, with experience presenting at senior level
- A customer-focused mindset with a commitment to quality and continuous improvement
