Maintenance Supervisor

We are seeking a proactive and experienced Maintenance Supervisor to lead a team of engineers delivering high-quality void property refurbishment works. In this role, you will oversee the preparation of empty homes for re-let, ensuring all works are completed safely, on time, within budget, and to agreed quality and customer standards.
You will supervise both directly employed engineers and subcontractors, driving performance to ensure void properties are returned to a lettable standard quickly and efficiently, while maintaining a strong focus on health & safety, operational efficiency, and customer outcomes.
Working closely with the Operations Manager, you will support the effective planning and delivery of the voids programme, ensuring resources are managed efficiently, turnaround times are minimised, and teams remain motivated to deliver high-quality results.

Salary: £46,877
Location: 4040 Lakeside, B37 7YN
Hours: 37 hours per week - 8am to 4pm (3:30pm Fri)
Driving Licence: Required
Key Responsibilities:
- Supervise and manage a team of engineers and subcontractors delivering reactive repairs, void works, and planned maintenance to agreed quality, time, and budget targets.
- Monitor performance and KPIs, ensuring operational targets, customer service standards, and budgets are consistently achieved.
- Carry out property inspections and quality checks, specifying works and ensuring high standards across all maintenance activities.
- Lead and develop the team through performance management, mentoring, training, and regular one-to-one meetings.
- Ensure compliance with Health & Safety, legal, and company policies, promoting a strong “safety first” culture.
- Maintain strong communication with customers, contractors, and internal teams, managing complaints, supporting continuous improvement, and contributing to efficient service delivery.
Qualifications and experience:
- Experience delivering maintenance services within social housing or similar environments.
- Strong knowledge of health & safety legislation, Building Regulations, and CDM requirements.
- Proven supervisory and team management experience, including performance management and HR processes.
- Ability to undertake technical building inspections and prepare schedules of work.
- Strong communication, organisational, and ICT skills, including Microsoft Office.
- Ability to analyse KPIs and performance data to drive improvements, with a full UK driving licence required.
